The Phividec Industrial Authority (PIA) is a fully owned and controlled corporation of the Government of the Republic of the Philippines. It was established on August 13, 1974 by Presidential Decree 538 as amended by PD 1491.

It is mandated to identify and develop sites within the country as prospective industrial areas. PIA will equip these areas with the necessary infrastructures to encourage the inflow of domestic and foreign investments. The development of these sites is in accordance with the Philippine Government’s policy to disperse industries to the countryside as a means of equitability distributing resources, and as a vehicle to catalyze and sustain social and economic development in the Philippines.

The PIA is also mandated to assess and collect real property taxes and port fees; collect lease rentals; issues permits and licenses; and establish related revenue generating businesses such as subsidiaries and joint ventures.

At present, the Phividec Industrial Authority manages, administers and supervises the 3,000-hectare Phividec Industrial Estate (PIE-MO) located in the Municipalities of Tagoloan and Villanueva in Misamis Oriental.  Considered as one of the largest industrial estates in the Philippines, the PIE-MO is also an ideal business destination as it is situated at around 25 kilometers northeast of Cagayan de Oro City and has all the necessary support infrastructure and utilities such as telecommunication, commercial centers, water & power utilities and ports.
Vision

PIA’s vision is to become “a progressive industrial community that is socially, economically & environmentally sound contributing to the growth and development of the country “. It is under this context that PIA can play its part as a major contributor to the country’s investment and employment generation by transforming itself into a well-planned, managed, developed and business-conducive industrial estate.

Organization

More than a hundred personnel run the main office located in Tagoloan, Misamis Oriental and its Liaison Office in Makati, Philippines. The governing body of the organization is the Board of Directors supported by PIA Officers which is headed by an Administrator. Five (5) department managers and thirteen (13) division chiefs support the administrator in the operation of the organization.

Phividec Industrial Estate-Economic Zone

Within the estate is also a special economic zone established through Proclamation No. 1485. A total of 1,072 hectares of land in Tagoloan and Villanueva areas under the PHIVIDEC Industrial Estate are included in the special economic zone as declared by the Philippine by the Philippine Economic Zone Authority (PEZA). It is called the Industrial Estate-Economic Zone under RA 7916.

A portion of the Economic Zone is the location of the proposed Ship Building Facility of the Hanjin Heavy Industries and Construction-Mindanao (HHIC-Mindanao). The rest of the declared areas are still available for interested investors.
